__AVENUE 57

twelve single family residences [small lot subdivision ordinance]  /  23,600 square foot site  /  los angeles  /  CA  /  US

GREENCITYBUILDINGCOMPANY is the architect for the avenue 57 subdivision, a twelve-house small lot subdivision in the historic highland park neighborhood of los angeles.

the development of the site was complicated by its location in the historic overlay protection zone, the extreme narrowness-to-depth ratio of the site, a significant cross slope, site development issues of an old railroad spur, and the fact that it fronts on only one developed street and on the other end a steep walk street.  charged with fitting ten units, twelve units were presented.  although an extremely tight fit on the lot, the project remains a traditional development with straightforward construction after sitework.   like all GCBC projects it employs extensive sustainable elements and features including high performance envelopes, renewable and low/no VOC finishes, passive solar orientation, on site water retention and filtration, water efficient landscaping, and a pedestrian focus.
